O'Fallon Accepts Applications for Home Improvement Loan Program

Families that meet income and other qualifications are invited to apply for one of the city's no-interest, five-year forgivable loans of up to $5,000.

The  is looking for low to moderate-income O'Fallon residents whose homes are in need repairs.

Families that meet income and other qualifications are invited to apply for one of the city’s no-interest, five-year forgivable loans of up to $5,000. The Home Improvement Loans, which will be available as long as funds last, can only be used for home repairs and to address code violations.

Eligible home repairs include the repair and replacement of:

  • Air conditioning
  • Furnace units
  • Water heaters
  • Sump pumps
  • Windows
  • Siding
  • Roofs and other improvements. 

Ineligible expenditures include:

  • New construction
  • Appliances 
  • Security alarm systems

 To qualify for a loan, applicants must:

  • Have owned and occupied the house for at least one year
  • Be U.S. citizens or legal aliens (but not newly-legalized)
  • Have a low-to-moderate-income, and the total gross income of all household members age 18 and older must not exceed HUD limits for 2011
  • Be current on mortgage payments and real estate taxes
  • Have no pending bankruptcies or outstanding federal, state or city tax liens
