After a nod from P&Z, the O'Fallon City Council has passed an ordinance to rezone a parcel of land on the northwest corner of Highway DD and Sommers Road. The parcel, previously zoned General Business District and Apartment House District, was rezoned to Single Family Residential at the Council's Feb. 28 regular meeting. The Planning and Zoning Commission stated that the rezoning would "reduce the density of development that could occur." The site, which is surrounded by a mix of residential and institutional uses, shouldn't be negatively impacted by the change, the commission reported. The land, currently owned by J&D Investment Group, is under contract to Lombardo Homes. Around St. Charles County, Lombardo Homes subdivisions include
St. Louis RV Sales and GMT Auto Sales plans to display more RVs on the site.
At the applicant's request, the O'Fallon City Council suspended its rule for only one reading for any one bill at last week's city council meeting. Two readings were given to a bill for a conditional use permit for the expansion of an RV sales and used car lot at 1080 West Terra Lane. St. Louis RV Sales and GMT Auto Sales has proposed improvements to the 3.65-acre site by constructing an addition to the sales office and expanding the parking lot. With the addition to the parking lot, the business plans to display an additional 10 RVs on the site. The business will be restricted from working on vehicles outside the building or storing derelict vehicles or parts and from loading or unloading vehicles in the public right-of-way. Neither cars …

O'Fallon residents who were looking forward to a Menards close to home will have to travel to St. Peters to shop this spring. As Patch previously reported, a developer with a contract on a piece of property south of Highway N announced plans in March 2012 to build a Menards home improvement store. Menards is a national chain that began moving into the St. Louis area last spring. The actual store would have been located in O'Fallon, but outlots would have been in the the City of Lake Saint Louis. Lake Saint Louis would also maintain Orf Road and Old Highway N, roads that would service the retail development. The Gas House Grill and Pastries of Denmark could be getting some food-related company. Anis Hyderabad Indian Restaurant, which currently operates an outlet in O'Fallon, would like to open a new facility in Creve Couer's West Park Center. Owners will apper before the Creve Coeur Planning and Zoning Commission Monday night to discuss plans for a 2,368 square foot eatery at 12637 Olive Boulevard. A new pharmacy is headed to the City of O’Fallon. O’Fallon Director of Public Relations Tom Drabelle said CVS Pharmacy is purchasing land at the southeast corner of the intersection of Highway K and Highway N. The company has proposed tearing down the Mobile On the Run to build the drugstore. Earlier in March, the O’Fallon Planning and Zoning Commission held a public hearing and approved the request for a preliminary plat for 3002 Highway K. This allows the existing land, which is owned by Arch Energy, to be subdivided into two lots. Drabelle said the land would be divided into two lots because a cell phone tower sits on the property.

A new outdoor barbecue smoker at Dierbergs’ Deer Creek Center location prompted discussion at Thursday's planning and zoning commission meeting. Dierbergs Vice President and General Counsel Sarah Siegel asked the commission to extend the duration of approval for its site plan to a full year in light of the “significant investment” her company is making. She said the new installation will cost between $15,000 and $20,000, and the grocery chain will hire one full-time and one part-time associate to manage it. The smoker will be built on a trailer behind fencing and will remain at the 2979 Highway K location at all times. O’Fallon’s Planning and Zoning Commission approved a recommendation for changes to the city’s Title IV land use and zoning code at its regular Thursday night session. If the City Council approves the commission’s recommendations, conditional use permits would then be transferable when a business owner sells his or her business, said David Woods, O’Fallon’s director of planning and development. City administrators will still go over the requirements of each permit when the transfer is made, but the move cuts down on red tape by omitting a second application process for the same business, said Woods.
